Living space for students in Bayreuth
At the beginning of September, the Studierendenwerk Oberfranken is opening a hall of residence to replace the one on Frankengutstraße. The modern facility, which will be heated CO2-free, is called Am Tappert II. We spoke to SWO Managing Director Josef Tost about the project.
UBTaktuell: Are there any special structural features, such as ecological aspects of the facility?
This residential complex is the first state-subsidized total contractor tender with a fixed price in Bavaria. It goes without saying that the building is heated by heat pumps and is therefore CO2-free.
What are the challenges for construction activities today?
The biggest challenge for the Studierendwerk is to complete construction projects within budget. Due to the particular challenges (energy crisis, bankruptcies, exploding costs, etc.), the primary goal is to eliminate the risk of construction cost increases. The approach chosen for this construction project, a total contractor tender, has proven to be extremely advantageous for these purposes.
SWO is continuously expanding its range of student housing - why?
The new Am Tappert II hall of residence replaces the decommissioned Am Frankengut hall of residence. The new hall of residence is therefore not an expansion of the existing offer, but merely restores the situation before the closure of the Frankengutstraße hall of residence. Furthermore, despite falling student numbers, demand is expected to remain high over the next few years as the University of Bayreuth continues to internationalize its student population. Experience has shown that these students in particular need affordable accommodation.
What is your assessment of the general situation at the start of the semester 24/25 with regard to student accommodation in BT?
I assume that the demand for student accommodation will remain more or less the same as in previous years. It is more likely that the waiting list for a place in a hall of residence will be reduced somewhat. Vacancies are not to be feared in any case. But we also assume that we will be able to satisfy all inquiries - even if perhaps not until December.
